Mortgage-ready means you have prepared the information and addressed the issues needed for a useful lender review. It is not a promise that every lender will approve the file or that a particular house will qualify.
Check four parts of the file
- Credit: current reports, account accuracy, and the lender’s score requirements.
- Income and debts: documents the lender can use and a clear payment picture.
- Cash: available funds for the down payment, closing costs, and any required reserves.
- Timeline: open questions, deadlines, and documents still outstanding.
Turn feedback into next steps
Ask the loan officer to identify each remaining condition and the evidence needed to resolve it. Put those items on a checklist with the person responsible and the next review date. That gives credit work and document preparation a shared direction.
A preapproval may still depend on verification, property review, and other conditions. Keep your lender informed before taking new credit, changing employment, or moving significant funds.
Our free credit review is a starting conversation about the credit side of that plan. It does not obligate you to enroll in paid services.
