A free credit review at Grants & Co Consultants is a conversation about the file a mortgage lender will actually use. It is not a hard close, not a 40-field interrogation, and not a promise that the review itself raises a score. Charles Grant looks. You decide what, if anything, happens next.
Individual results vary. Grants & Co Consultants does not guarantee specific credit score outcomes or loan approval.
What you are requesting (and what you are not)
You are requesting a named human to look at the kind of information a loan officer will later have to live with: collections, lates, utilization, inquiries, joint versus individual, and whether the number on your phone is even the model in play.
You are not requesting a wipe, a guaranteed pre-approval, or a second identity. You are not applying for a mortgage on this page. Your lender handles the mortgage application separately.
Start with a free review of your credit questions and homebuying goals. Explore credit optimization and credit consulting for ongoing support.
What to bring — and what not to send first
Bring what you already have:
- screenshots from an app (knowing they may not be the mortgage score)
- a tri-merge, if a lender already pulled one
- a denial or “conditions” email
- a list of collections or charge-offs you know about
- whether this is joint, and whether a realtor or loan officer sent you
Do not send a Social Security number as the first hello. Do not photograph a full report into a public inbox if you are not sure who is reading it. Item type is enough to start: “I have a collection and a denial from last month” is a complete first sentence.
Charles meets people at 32 Office Park Rd, Hilton Head Island, SC 29928. Bluffton buyers use the same practice. (678) 343-2314. Contact our team at info@grantandconsultants.com.
What happens after you ask
The process has four parts:
- Assessment — what is on the file, which score anyone is talking about, what is inaccurate versus accurate.
- Strategy — what we would attempt, what we would not, and whether the real blocker is credit or DTI/documents. Recent HMDA analyses have listed DTI as a leading stated reason for home-purchase denials — industry observation, not our conversion rate.
- Optimization — the work described on credit optimization, if you choose to continue. Not a point guarantee.
- Mortgage readiness — credit + documents + DTI on one timeline, then back to your lender. See mortgage readiness. Charles does not keep the buyer.
You can stop after the review. That is allowed. A review that ends in “not a fit” or “not yet, and here is why” is still a completed review.
Who this is for
Hilton Head Island and Bluffton buyers who want a mortgage-ready file, not a trophy screenshot. People whose app number and lender number disagree. First-time buyers who should also read first-time homebuyer credit help. Owners who also have a company file should say so; that work is business credit, and it is not a substitute for the personal pull.
Not for anyone who needs a guaranteed 100-point story to feel safe. Not a replacement for HUD-approved housing counseling.

FAQ
Is the free credit review actually free?
Yes. It is a look, not unpaid ongoing repair work and not a $1 tripwire that turns into a monthly draft. What you do after the review is a separate decision, with a real contract if you continue — including the written rights a credit-repair engagement requires. No advance-fee games.
Will you pull my credit without asking?
No. A review can start from documents you already have. If a new pull is useful, that is a conversation, not a surprise.
How is this different from Credit Karma?
Karma is a dashboard, often a different model than the mortgage tri-merge. This review is a person reading tradelines with a house in mind. Example: 680 on an app and a lower middle score at the lender is a common shape, not a diagnosis of your file.
Do I have to enroll in a program after the review?
No. Charles is allowed to say you are not a fit. You are allowed to say not now.
Can this review get me approved?
No. A review does not underwrite a loan. It can make the next lender conversation less blind. That is the job.
