Medical collections and your mortgage application

Free Credit Review

Published October 16, 2026 · Grants & Co Consultants

Medical collections need a separate review from other debts. Credit reporting and mortgage underwriting are different processes: whether an account appears on a report is not the same question as how a lender treats it.

Check what is actually reported

The CFPB explains that some unpaid medical debt can appear on credit reports. Review your current reports rather than assuming all medical debt has disappeared. Compare the reported account with your provider’s bill, insurance explanation of benefits, and payment records.

  • Check the patient and account information.
  • Confirm insurance adjustments and payments have been applied.
  • Keep documentation of any billing or reporting error.
  • Ask the reporting company and information provider to investigate inaccurate information.

Ask about the mortgage treatment

Fannie Mae distinguishes medical collections from other collections in its underwriting guidance. Your lender must confirm the rules for your specific loan, including any additional lender requirements.

Bring both the credit report entry and the supporting billing records to the conversation. Avoid assuming that paying a bill guarantees a score increase or that an account’s absence from one report resolves every issue.
