Credit utilization and DTI measure different things

Free Credit Review

Published October 16, 2026 · Grants & Co Consultants

Credit utilization compares revolving balances with available credit limits. DTI compares monthly debt payments with qualifying monthly income. They can move differently, so improving one does not automatically solve the other.

A practical comparison

A card with a $1,000 reported balance and a $5,000 limit has 20% utilization. That calculation says nothing about the cardholder’s income. A lender’s DTI calculation instead considers the monthly payment and other applicable obligations relative to income.

  • For utilization, record each card’s reported balance and limit.
  • For DTI, record the monthly payments the lender will count.
  • For cash planning, record how much savings would remain after a payment.

Choose the action with your lender

Paying down a card might reduce its balance, its required payment, or both, but reporting dates and lender calculations matter. Ask which issue is holding up the file before using money reserved for closing.

Do not open or close accounts simply to chase a percentage without understanding the effect on your application. Bring the numbers to your review so you can discuss the tradeoffs in one place.
