Paying a collection and qualifying for a mortgage are related questions, but they are not identical. A payment changes the debt balance or status. Its effect on a particular score or underwriting decision depends on the file and the applicable rules.
Before using your savings
- Confirm the debt belongs to you and the balance is accurate.
- Ask the lender whether payment is required for your loan.
- Ask how payment affects your available cash for closing.
- Request the agreement and payment confirmation in writing.
For manually underwritten Fannie Mae loans, payoff rules differ from some automated underwriting cases. Do not assume an online example describes your application.
Keep an evidence trail
Save the agreement, proof of payment, and any updated account statement. Ask when the creditor will report the change and whether the lender needs additional documentation. Paying a valid balance does not by itself promise deletion from a credit report.
If the account is inaccurate, gather the evidence and use the credit-report dispute process. If the debt involves a lawsuit or uncertainty about your legal rights, get appropriate legal guidance before making a commitment.
