A collection account does not produce the same answer for every mortgage. The loan program, underwriting method, property, and lender requirements all matter. Identify the account and the proposed loan before deciding what to pay.
Build an account worksheet
- List the creditor, collector, balance, and account status.
- Mark whether the debt is medical or non-medical.
- Gather any settlement, payment, or dispute documentation.
- Ask your lender how each account affects eligibility and monthly debt calculations.
Fannie Mae’s guidance distinguishes automated underwriting from manually underwritten loans. Certain collections on a one-unit primary residence may not require payoff under its automated underwriting rules. That exception does not mean every borrower or loan qualifies.
Get a written sequence
Before moving money, ask whether the lender requires payoff, a documented payment arrangement, a corrected report, or additional explanation. Also ask what money must remain available for closing and reserves.
Bring that answer to your credit review so your next step addresses the actual condition. A collection review cannot promise removal, a score increase, or a lending decision.
