First-time homebuyer credit help

First-time buyers in Hilton Head Island and Bluffton do not usually need a lecture titled “how to buy a house.” Realtors already own that SERP. They need someone who will tell the truth about the credit file, the score the mortgage product uses, and the floors on South Carolina programs — without pretending that a dashboard number is a pre-approval.

Charles Grant does that work. He prepares people for the house. He does not underwrite, and Grants & Co Consultants does not guarantee a score, a deletion, or a loan. Individual results vary.

If you are not a first-time buyer but still have a purchase file to get in order, use homebuyer credit preparation. Documents and DTI on one timeline: mortgage readiness.

What “first-time” actually changes — and what it does not

Being first-time can open program doors (down-payment assistance, certain SC Housing products, FHA as a common path). It does not freeze your credit file in amber. Lenders still pull a tri-merge. Joint applicants still bring two middle scores. Collections, lates, and utilization still exist.

Local realtor guides often quote round numbers — a “good” score, a DTI under a round percent. Those pages are doing a different job. This page is the credit-file depth they skip.

Observed fact, cited to the source, not a promise: SC Housing’s published Homebuyer Program Guide (SF-095, materials on schousing.sc.gov; guide text effective July 15, 2026) states that SC Housing requires a minimum 640 FICO for its programs, and that if an insurer requires a higher minimum, the more restrictive rule wins. Palmetto Home Advantage public pages have also stated a 640 minimum. Program rules change. Confirm on schousing.sc.gov before you plan around a number. A 640 floor is not “you will qualify at 640.” Overlays, DTI, reserves, occupancy, and the rest of the file still apply. Read our client experiences on Google.

If a Town of Bluffton or employer assistance program appears in a third-party roundup, we do not cite it until it is verified with the administrator. Omitted on purpose.

FHA versus conventional — as education, not a product pitch

First-time buyers ask: I got denied conventional, can I still do FHA? Sometimes. They are different boxes.

Charles will not pick your loan product for the lender. He will help you see whether the file is even in the conversation for the product you were quoted.

Thin files, student loans, and joint applications

First-time often means thin: few revolving accounts, a lot of student loan payment, a co-signed auto, or a parent still on an old card.

Example, not your file: two people apply together. One middle score is fine. The other’s is the one the lender uses. The couple hears “your credit” as a single noun. It was never single.

Student loans belong in DTI even when they feel “paused” or “in school” in daily life. How they count depends on the product and the documentation. Do not guess from a TikTok.

Authorized-user tradelines can help or do nothing useful, depending on the model and whether the account is even being scored. Adding a parent’s card the week of the application is not a strategy. Neither is opening a store card at the furniture store after you go under contract.

How to use Charles without turning this into a sales page

Bring the denial letter, the pre-qual email, or the realtor’s “not yet.” Start with a free credit review. You do not need to send a Social Security number first.

He meets people at 32 Office Park Rd, Hilton Head Island, SC 29928. Bluffton first-time buyers use the same office. (678) 343-2314. https://www.grantandconsultants.com

No guaranteed loan. No “we’ll get you the keys.” The lender is the closer.

FAQ

What credit score do I need as a first-time buyer in South Carolina?

There is no single number. Conventional, FHA, VA, USDA, and SC Housing products use different floors and overlays. SC Housing’s published 2026 program materials state a 640 FICO minimum for its programs, with insurer rules able to go higher — confirm on schousing.sc.gov. That is a program floor, not an approval.

Does Credit Karma tell me if I am ready?

Usually not. Apps often show VantageScore. Mortgage lenders often use Classic FICO on a tri-merge. First-time buyers get surprised by that gap more than by any trivia about “what a good score is.”

Can I use down-payment assistance with collections on my report?

Maybe. Assistance programs still ride on a first-mortgage product that has credit rules. Collections, DTI, and occupancy can block a file that looks fine on an assistance flyer. Check the current SC Housing guide and your lender. Read our client experiences on Google.

I was denied. Does that mean I wait seven years?

No. A denial is a letter, not a statute of limitations on buying. Read why. Score, DTI, documents, and overlays are different repairs — and some of them are not “credit repair” at all.

Do you guarantee I’ll get a house if I work with you?

No. Charles prepares the file. The lender approves or does not. Results vary.
