Most people optimize the number on their phone. Charles Grant looks at the file the lender will actually pull.
The job of credit optimization is not a promised point jump. It is a structured look at utilization, collections, reporting, and the mix of accounts — so you walk into a lender conversation with fewer surprises.
Individual results vary. Grants & Co Consultants does not guarantee a score increase, a deletion, or a loan approval. Charles does not underwrite. Your lender decides.
What “optimization” means here
On this page it means work on the file, not a slogan.
Charles sits with you on Hilton Head Island — Bluffton buyers included — and reads the same kinds of facts a loan officer will later have to live with: revolving utilization, collections (paid, unpaid, medical, or not), lates still inside a scoring window, authorized-user and joint tradelines, inquiries from rate-shopping versus random apps, and name or duplicate-tradeline mix-ups.
Observed fact: many consumer apps show a VantageScore. Many mortgage lenders still price on Classic FICO models pulled as a tri-merge (often discussed as FICO 2, 4, and 5). Example, not a diagnosis: someone might see 680 on an app and hear a lower middle score from a lender. The gap is often a different model, a different bureau mix, or a joint file using the lower middle score — not proof the file collapsed in a week.
If you want the engagement around that work — a plan, a conversation, a named person — that lives on credit consulting. This URL is the work itself.
App scores are not the mortgage conversation
People send Charles the same sentence, in their own words: my app says one number, the lender said another.
Optimizing for the app can make the app look better and leave the mortgage model untouched. Closing an old card, opening a store card “to build credit,” or paying a collection the week before you apply can move one number and hurt the other — or do nothing useful at all.
A few rules he actually uses in conversation:
- Do not apply again the same week just to “see if it changed.” Another hard pull is not a status check.
- Read tradelines, not the dashboard. The gauge is a summary. The file is the argument.
- Utilization and DTI are different knobs. Paying down a revolving balance can help a score model. It does not automatically fix the monthly payment a lender will count. See mortgage readiness for how those sit on one timeline.
- Inaccurate, unverifiable, or outdated items can be disputed. Accurate, current, negative information generally stays. Anyone who sells you a wipe is selling a promise the law does not allow.
This is education, not a guaranteed gap size, and not a claim that “optimization adds points.”
Collections, utilization, and timing
Homebuyers often treat collections as a moral problem: if I pay it, the score should go up. Sometimes it moves the other way, or a paid collection re-ages and looks more recent (the last-activity pattern). That is not a reason to never pay a debt you owe. It is a reason not to pay on impulse the week before you apply.
Example, not your file: a collection sits unpaid for years, someone pays it, tells the realtor they are “ready,” and the next pull looks worse. Timing was the problem.
Optimization is deciding whether, when, and how — alongside homebuyer credit preparation. Medical and non-medical collections are not always treated the same. FHA and conventional are not the same product. “Just pay it” is not a plan. Neither is maxing a card, applying, then paying it after, or closing the only aging revolving account because the annual fee annoyed you. Ask before you “clean house.”
What Charles does — and will not do
He reads the file with the house in mind, not a trophy score. He separates inaccurate items from accurate ones so you know what a dispute can and cannot attempt. He puts credit next to documents and debt-to-income, because lenders deny on the whole file. Recent HMDA analyses have listed DTI as a leading stated reason for home-purchase denials — observed industry fact, not a Grants & Co statistic. When the file is in a place your loan officer can use, he sends you back. He does not keep you as a secret client.
He will not promise a point increase, a deletion, or an approval. He will not tell you accurate, current negatives will “come off.” He will not counsel a false dispute or a new credit identity. He is not the underwriter.
If a national mill already told you they would wipe the file, this will feel slower and more honest. That is the point.
Who this is for
Buyers in Hilton Head Island and Bluffton who have talked to a lender — or are about to — and whose app score and mortgage score do not match. People told “work on your credit” with no list of which items or which model.
Not a DIY kit. Not HUD counseling. Not business credit. Enroll/pricing for counseling: credit counselling.
If you want Charles to look, start with a free credit review. You do not need to send a Social Security number as a first hello. Describe the item type, or bring the reports you already have.

FAQ
Is credit optimization the same as credit repair?
Credit optimization focuses on balances, payment patterns, reporting accuracy, and mortgage requirements. Credit repair addresses eligible reporting issues. Neither promises removal of accurate information.
Why is my mortgage score different from Credit Karma?
They are often different products. Apps commonly show VantageScore. Mortgage lenders commonly use Classic FICO models on a tri-merge, and on a joint application they may use the lower middle score. A mismatch is common. It is not, by itself, proof of an error — and it is not a promised size of gap.
Can you optimize my score by a set number of points?
No. Nobody here will quote a point target or a 30-day jump. Results vary by what is inaccurate, what is accurate, utilization, inquiries, and time.
Should I pay off collections before you optimize anything?
Not automatically. Paying can be the right money decision and the wrong week for a mortgage pull. Bring the collection details to the review and decide with the house date in mind.
Do I need a tri-merge to start?
Helpful, not required on day one. If a lender already pulled one, bring it. Do not shotgun three new applications just to generate a report.
