Credit Repair Built for Homeownership

People type “credit repair” when they want a house and the file is in the way. This page is that search, answered as file work — not a mill, not an ad, not a wipe.

Charles Grant prepares people for the house: credit, readiness, and the file their lender actually uses. He does not “wipe your file.” Grants & Co Consultants does not guarantee deletions, score increases, or mortgage approval. Accurate, current, verifiable negatives generally stay. Individual results vary. Your lender decides.

What “credit repair” means on this site

In search, the noun is contaminated. After years of mills, refunds, and regulator actions, a lot of people type it anyway because they do not know a better noun.

On this page it means:

It does not mean a new credit identity, a CPN, a promise that collections come off because you paid a monthly fee, or a script to lie on an application.

Explore credit consulting for personalized guidance, credit optimization to understand your credit file, or homebuyer credit preparation and mortgage readiness to plan for a home purchase.

Rights, limits, and the sentence mills skip

You can pull your own reports. You can dispute inaccurate information. You do not need a company in order to have those rights.

A company that tells you otherwise is selling dependence. A company that tells you accurate items will still “come off” is selling a sentence that does not survive contact with the file — or with CROA.

Charles will say the limit first: accurate current negatives generally remain for the usual reporting period (commonly discussed as seven years for many items, longer for some bankruptcies). That is not fine print under a before/after card. It is the start of the conversation.

Disputing everything the week you apply can create an “account in dispute” problem for underwriting. Repair-as-panic is how people miss a closing calendar. Timing is part of the work.

Homeownership is the door — not a trophy score

People do not hire a Hilton Head practice because they love FICO as a sport. They were denied, or a realtor said “not yet,” or the app said 680 and the lender said something else.

Example, not a typical result: a collection and a utilization spike, a joint application using the lower middle score, a denial letter that named credit when DTI was also in the room. Recent HMDA analyses have listed DTI as a leading stated reason for home-purchase denials — industry observation, not a Grants & Co approval rate. We will not recycle homepage statistics here.

Repair that ignores DTI, documents, and the product (FHA vs conventional vs a program floor) is half a job. First-time buyers: first-time homebuyer credit help. Question-level guides: resources.

Hilton Head Island and Bluffton. Charles Grant. A person, not a portal that bills you after you cancel.

If you continue past a review, that engagement needs a real written contract and the consumer-rights disclosures the category requires — including an unconditional three-business-day right to cancel. We will not use this page to play $1-to-start theater.

FAQ

Can credit repair remove accurate collections?

Generally no, and we will not advertise that it can. Inaccurate, unverifiable, or outdated items are a different category. Accurate, current collections typically remain for the allowed reporting period. Paying a collection is a separate decision from whether it still reports.

Is this the same as the national companies I see in “best of” lists?

No. This is a named practice on Hilton Head Island, built around a home file, not a national mill listicle. We do not claim to be “the best credit repair company.” Unprovable, and the wrong category costume.

How long does credit repair take?

It depends on what is wrong, what is already accurate, bureau response time, and whether DTI or documents are the real blocker. Anyone quoting a universal 30-day wipe is selling a calendar, not a file. Ask “how long for this item,” not “how long does repair take.”

Should I start credit repair the week I apply for a mortgage?

Usually no. New disputes, new accounts, and new hard pulls can all collide with underwriting. Talk first. Review second. Apply when the file — and the rest of the loan — can stand it.
